So I’m standing on the rooftop of a three bedroom house just east of Rainer Avenue South in Seattle. This house is selling for 1.5MM.

Monday, I was in a 1,400 sq ft house with no garage and no lot in Ballard. East Ballard, even, right next to 64th and 8th. It sold that day for cash: $935,000.

Low inventory + high demand + out if state/country moolah = holy shit, this just keeps escalating!

Also, I made a faux pas today with a customer. I was in some house on Mercer Island on the water. There were boxes, clothes, totes EVERYWHERE. The driveway was filled with junk. I asked, “Did you folks just move in?” She says, “No we’ve lived here for seven years.”  I’m thinking I won’t be landing that account...

At this point, this fuckery isn’t gentrification. It’s literal class warfare. With no suitable housing for the poor, we’re seeing explosive growth in the homeless population.

What we need is prevention, not bullshit treatment of the symptoms.

Must be a nice place in a neighborhood that can at best be called “gentrifying” - you can still get something decent in (east) Bellevue for 1.5MM. So far past time for a money launderer/speculator tax.

I went to my co-workers house one day and their garage was SOLID CRAP, I mean, clothes, toys, bikes, boxes and boxes of just CRAP. You could almost not even walk through there. Some people just don’t give a shit.

For those that know nothing about Seattle, Rainier Avenue South runs down the middle of most of Seattle’s remaining ghetto area. No offense intended. This is the only even marginally affordable area that close to downtown Seattle.

The vast majority of the area is decaying post-war working- to middle-class suburban housing that has suffered ~65-70 years of neglect. I spent quite a bit of time down there helping my FIL rehab his mom’s place after she died (complete with asbestos and lead paint removal). Definitely not an area I’d want to live in, although it is better than some nearby areas. Almost exactly 1 year ago they sold the place for just shy of half a million (it is a tiny 2/1 that was poorly converted to a 3/2 in the 1960s). Today it is worth over $600k.

One of my employees was in Bozeman a couple days ago. Montana (the good parts) has always been on the “too expensive” list but I decided to look on realtor/Zillow because what the hell. Well, it’s cheaper than Denver now, so there’s that.

Upon closing and getting the keys, I went in the house, did a walk through, walked out the back deck. My house is next to a school yard and it was recess.

There was a girl who said Hi to me. I said Hi back and said “I just bought this house today”.

My understanding:

The weird thing is it is a lot of chinese money pouring in. They had that big beautification thing where the government green lit any proposed project by the city/town. Made a lot of people millionaires overnight almost. Given you can’t really own property in china since the government owns all urban land and leases it to you, sending your kids out to study abroad, which our old governor Gary Locke nearly removed the restriction on, making a 3 month process for a visa into a 3 day process, and having them buy a house in a booming market makes way more sense.

Bummer is it drives the piss up out of house prices, which in turn makes rent more viable and as that demand increases drives up rent. Kind of a no win situation.
